BACK TO THE START!!!
Well, dear readers, unfortunately we don’t have any good news and our enthusiasm has hit rock bottom!
But first, let’s start from the beginning.
We thought we’d found a brilliant solution that would allow us to move to Kos quickly until our new build is finished.
We had our ‘site manager’ measure up the small old stone house on our plot so that he could tell us how much it would cost to convert it into living space. – Right at the start, he said rather bluntly that it would cost between 20 and 30 thousand.
Now we’ve been given a lump-sum estimate of around 50–60 thousand.
So far, so good – we were pleased with the written breakdown he provided and the plans he showed us. We were also happy with the idea of living there for 1–2 years and then renting it out as a holiday let.
However, we then learnt that there is a regulation stating that an existing old building registered as a warehouse must first be rezoned for residential use. A separate planning application must be submitted for this. On the positive side: such applications are usually approved readily and quickly, as the aim is to create more housing for long-term tenants.
For us, this means that, after using it ourselves, we cannot rent it out as a holiday let straight away, but must instead offer it as a long-term tenancy for at least three years (the five-year period runs from the date of approval!).
Well, we can live with that. What’s particularly interesting is that all the costs are tax-deductible.
We immediately commissioned a proper survey to be carried out, complete with a detailed cost breakdown and a fixed timetable, so that we could better plan our approach back in Germany as well.
I should mention that he originally said the little house was large enough to have a living area of around 40–45 square metres, which would also explain the higher cost estimate.
A week later, I suddenly received a brief WhatsApp message stating that the living area is only around 25 square metres!!
That must be a joke!!!
When I asked how he could have miscalculated so badly and whether his estimate might therefore be incorrect, I received no reply.
I then asked him to arrange for the plot to be fenced off, and informed him that we would be asking the prefab house company for a quote for a tiny house – no further message from him. Just ‘radio silence’.
We must have offended him or something. Perhaps he thought we were naive and would believe everything he said, and that he could rip us off.
On top of that, the prefab house company we chose, Promark, is no longer replying to any of our emails. Either he’s ‘badmouthed’ us, or it’s a trait of some Greeks when things don’t go exactly as they wish or according to their specifications.
As we’re both accountants, we naturally scrutinise the figures and all the legal requirements very closely.
The prefabricated house company originally wanted to charge 24 % VAT on their prices, even though the VAT rate on Kos is only 17 %. However, this doesn’t apply to components prefabricated on the mainland. Promark wanted to ‘work something out’ in our favour, though.
We didn’t like that, nor did we like the fact that we were expected to make a deposit without a written contract. They also gave us a short deadline of 14 days to decide. As we didn’t accept this, we subsequently received a strange email stating that Promark was still considering whether they would work with us.
Well, it seems that’s all sorted out now – the site manager, his tradespeople and his contacts are gone, the prefab house company is gone – back to the beginning!
Of course, we’ve already sent several enquiries to civil engineers and also to companies offering turnkey projects.
Either we received no reply, or the reply was, ‘I’m sorry – we don’t have the capacity’, or at least, ‘I can take on the site management, but you’ll have to find the tradespeople or contractors yourselves’.
Only one civil engineer – or perhaps a sales representative, I couldn’t quite tell – rang us up and offered his help. He and his company, based in Crete, would help us find a local civil engineer or architect and the relevant firms on Kos, but then they’d be out of the picture. For a hefty fee, of course!
He also explained to us that a ‘split development’ on our plot wouldn’t be that straightforward. The stone house would have to be demolished, or we’d need an expensive special permit.
As the stone house has a wall on the boundary and is situated entirely within the 15-metre zone, where no new building may be erected, that would indeed constitute a ‘split development’!
Frustration is setting in and, naturally, leading us to consider putting the plot up for sale again.
So we went back onto the website of the estate agent through whom we’d bought the plot. There, we spotted a new-build project similar to what we had in mind and realised that he isn’t just an estate agent but also runs a sort of building firm.
After a brief discussion, we wrote a long email to the estate agent, who sent us a quick (surprisingly) and detailed reply. We now have an appointment with him in a week’s time.
Everything is up in the air again and our spirits have lifted. We’re hopeful once more 🙂
It’ll also be interesting to see what our plot – particularly the stone house – looks like at the moment.
In the photos we’d received from the (NO LONGER) site manager, the door was no longer closed but was lying across the doorway. Inside, there were quite a few old tiles on old wooden shelves, a rusty bicycle, a pallet and paint buckets, as well as other ‘rubbish’ that he claimed to have already disposed of, according to a photo. But we all know how photos can be manipulated.
Let’s see if the sheep and/or goats – especially the one that gave me a hard time – have already made themselves at home 😉
Stay tuned for new photos and to see how things develop. Keep your fingers crossed that we’ll soon find the right partner so we can finally get on with the building work.
